Nine contracts from the last six years.

Each one with the numbers that matter: covered area, contract type, how long it took and what was actually in the scope. Ask at the office and we will show you the drawings, the BOQ and the cube reports for any of them.

Khokhar Residence

A kanal house on a corner plot, built to the owner's architect's drawings with a basement TV lounge and a separate guest suite over the garage. The corner exposure meant a long west elevation, so the front screen and the porch overhang were extended during construction to keep the afternoon sun off the living room glazing — a change agreed and re-costed in writing before it was built.

Handed over with the completion certificate, all test reports, as-built electrical and plumbing layouts, and a snag list closed in eleven days.

Noor Arcade

Kot Lakhpat, Ferozepur Road · Commercial

Ground-plus-three retail and office arcade with fourteen shop units, a mezzanine over the front bay, and a lift shaft built to the supplier's builder's-work drawing. Handed over as a serviced shell for tenant fit-out, with separate rising mains and meter positions for every unit. All concrete placed at night by transit mixer to keep the service road open during trading hours.

Al-Rehman House

Bahria Town, Sector C · Residential

Ten marla double storey, structure and finishing on one contract. The west-facing stair core was screened with an exposed brick jaali laid in stretcher bond with a 40 mm gap — cheaper than glazing, and it drops the stair temperature noticeably in June. Raft foundation, since the plot had two feet of made-up fill that we took out rather than built on.

Largest residential contract to date

Shahtaj Apartments

A twelve-unit walk-up on a double plot in Township, built for a family partnership letting the units out. Two-bedroom flats over four floors, with a common stair, a shared underground tank and a metered supply to each unit. The programme was the hard part rather than the structure: the owners financed it in tranches from rental income elsewhere, so the job ran in three planned phases with a documented pause between each, and the site was secured and made safe for the intervals rather than simply abandoned.

Zainab Manzil

Sabzazar Scheme, Block D · Residential

Five marla, double storey, built on a labour-rate contract for an owner who wanted to buy his own material — and did, well, with a list we prepared stage by stage. Proof that a careful owner can save real money this way if he has the time to spend at the market. Finished three weeks inside the agreed programme.

Chaudhry Godown

Multan Road, towards Manga Mandi · Industrial

Nine thousand square feet of covered storage: RCC column bases and plinth by us, steel truss roof by the owner's fabricator, and a 6-inch power-floated floor slab designed to take a loaded forklift. Two loading bays with a raised dock, and an office and washroom block along the road elevation.

Al-Falah Grammar School — new block

Manga Mandi · Institutional

Eight classrooms over ground and first floor, plus a staff room and washroom block, built alongside a school that stayed open throughout. Work was restricted to after 2pm on school days, with a hoarded and separately gated site, and the noisy structural work was concentrated into the summer holidays.

Butt Residence — added storey

Samanabad · Structural retrofit

A second floor added to a 1990s house. We insisted on opening two footings and checking the existing columns before quoting; four columns needed jacketing and dowelling, which added a month and about nine per cent to the cost. The alternative was a cheaper quotation from somebody who would not have looked.

Green Town · Mixed use

Consulting rooms, a small procedure room and a waiting area at ground level with the family's home above, on one 7-marla plot. Separate entrances, separate meters, and acoustic treatment in the slab and party wall so that the waiting room and the drawing room upstairs do not share a conversation.
